What’s Actually Drawing Buyers to Randwick Right Now?
The light rail changed the suburb’s accessibility in ways the market still hasn’t fully priced in. Anzac Parade is 22 minutes to the CBD. For buyers who want the Eastern Suburbs lifestyle but still need to be at a desk by nine, Randwick now competes with postcodes it couldn’t touch a decade ago.
The medical and education precinct matters too. Prince of Wales Hospital and UNSW together form one of the largest employment nodes in Sydney’s inner ring. The households they attract are precisely Randwick’s buyer profile: high-income, long-tenure, focused on school catchments and lifestyle over short-term speculation. Buyers who arrive for work reasons tend to stay for lifestyle reasons.
Then there’s Royal Randwick Racecourse: 65 hectares of open green space in a suburb that’s otherwise as built-out as any in the Eastern Suburbs. For residents, that means light, airflow, and a buffer from density that few comparable suburbs can offer.
Is Randwick Worth a Premium Over Kensington or Maroubra?
It depends which Randwick you’re buying into. The pricing range is genuine: a federation terrace on Arden Street or Clovelly Road can comfortably exceed $4M. A well-positioned apartment near The Spot sits in entirely different territory. The median house price is around $3.8M, but that figure compresses enormous variation.
Kensington is cheaper but trades Randwick’s lifestyle strip for proximity. Maroubra offers real value but gives up walkability and school catchments. Buyers who know exactly what they want from Randwick tend to be well past the comparison stage by the time they’re serious.
Which Pocket Should You Focus On?
The heritage streets: Clovelly Road, Alison Road, Arden Street, attract buyers making long-horizon decisions: family, schooling, extended holds. When something comes up here, the buyer pool moves immediately.
The Rainbow Street corridor is where we’ve done a significant share of this year’s purchases. 192 Rainbow Street is exactly what this pocket produces: walkable to Coogee Beach and The Spot, double-brick character, the kind of street presence that holds a buyer pool at resale.

What Does the Unit Market Look Like?
432 units changed hands in Randwick over the past twelve months, nearly three times the house volume, moving in an average of 24 days, with yield around 3.71%.
The renter base here is doctors in training, academics, and graduate professionals: a demographic that shows up reliably regardless of what the RBA is doing. 67A Carrington Road is a good example of what this market delivers; a well-positioned address with demand drivers that don’t move with rate cycles.
